(4)   (per Raus JCA; Hasan JCA concurring) The first defendant was under the obligation to investigate properly all matters relating to the sale of the land and not to just blindly accept what was claimed by the ‘vendors’ as correct and genuine. When he failed to take the ordinary precautions which ought to be taken in such a matter he was
      not entitled to the protection of the court (see para 44).
